Hallo

My name is Jacek, I currently live in Chicago and I'll move with my
family to the Phoenix area soon. I started looking for a house to buy
and prices for a new constructions are pretty good. I have only one
problem: HOA. I hade HOA! It is 100% (or maybe more) of communism! I
decided to left my country and moved to USA because I could not stand
communists and wanted to live in free country.

So: basic question: how to find a new house with no HOA in the Phoenix
area? Or at least how to find non-restrictive HOA. Especially I'm
looking for family/kids friendly, outdoor friendly community.
Partculary I want to keep my RV on my backyard, keep dirty jeep in
front of my house and don't want to hear any complains.

Any ideas?

If you plan on using a realestate agent tell them you will only purchase non
HOA property
that will save a lot of time for you. Also hire an attorney to do a title
search, instruct him or her
to look for any CCR's on the property your intrested in buying. Only
consider property that
has a clear and free from defects title ( NO-CCR's ). Also check if the
local zoning codes
permit you to have a boat or jeep etc. in your yard. Some smaller towns have
zoning restrictions
that are just as restrictive as HOA's are. Don't buy anything with land deed
restrictions or
CCR's thats a red flag, even if there is no HOA at the moment one could be
formed at any
time in the future.
